Erika Larson, Chief Executive Officer
Erika Larson is a mortgage servicing expert with 20 years of mortgage servicing experience. As CEO and founder of ELMS, Ms. Larson is responsible for the leadership and strategic vision of ELM Services. With the significant changes that have taken place over the past several years in the mortgage industry, Erika and the other principal ELMS team members realized the tremendous opportunity to assist Mortgage Servicers and Investors in managing the tremendous increase in defaults, complex compliance changes and help to mitigate losses.
Prior to launching ELMS, Ms. Larson was vice president at Goldman, Sachs & Company for over 5 years. She managed residential mortgage loan portfolio performances for all product types for the Mortgage Trading Desk. She was responsible for managing all aspects of portfolio performance and the mortgaging servicing, including all default functions (FCL, BK, Loss Mit, Claims & REO) for over $20 billion in assets. Ms. Larson worked with top servicers in the industry ensuring their processes adhered to Goldman Sachs’ and governmental compliance requirements and mitigated Goldman’s loss exposure. She was also responsible for managing the securitization trustee bond statements to ensure data integrity, proper cash distribution, and appropriate reporting of losses on government insured portfolios.
Prior to Goldman, Sachs & Company, Ms. Larson managed Loss Mitigation, Bankruptcy, Foreclosure and Claims departments on governmental and non-governmental residential mortgage portfolios for several mortgage servicing operations including Bank of America, LOGS/Washington Mutual, Charles F. Curry, and The Money Store.
Ms. Larson is a graduate of the University of California, Irvine with a B.A. in Social Ecology with an emphasis in Criminal Justice. Erika also obtained her Paralegal Certificate with an emphasis in Bankruptcy from the University of California, Irvine.
Lauren Carter, SVP Risk Management
Lauren Carter is a mortgage industry veteran with over 25 years of experience in the residential lending industry in leadership roles in the areas of Sales, Underwriting, Servicing, Loss Mitigation, and Secondary. As ELMS’s Senior Vice President of Credit Risk Management, Lauren is responsible for providing leadership to ELMS’ practice areas including Origination Due Diligence, Servicer Oversight, Portfolio Surveillance and consulting engagements involving mortgage origination compliance, Fair Lending, and lending process optimization.
Prior to her time with ELMS, Ms. Carter served as the Director of Structured Transactions Credit Risk/Forensic Investigations for PMI mortgage insurance where her responsibilities included overseeing analysis of underperforming structured deals for violations of origination standards and/or breaches of representations and warranties. During this time, her efforts to provide a loss mitigation strategy for each transaction resulted in the timely review of over 25,000 files and the successful rescission of over 2.5 billion in potential claims. In addition she participated in several lender mediations over disputed claim denials. Prior to PMI, Ms. Carter spent 5 years with Goldman Sachs in the role of Vice President Loan Acquisitions and Transaction Management her primary responsibilities were to evaluate the risk and manage the transaction of bulk loan purchases. This required expert knowledge in mortgage underwriting, risk based pricing, and regulatory compliance. She also provided support to the residential mortgage trading desk in the securitization of Prime, Sub Prime, Alt A and scratch and dent loan pools.
Lauren holds a Bachelor of Arts in Business Management from the University of South Florida.
Greg Bergman, SVP Technology
Greg is an Information Technology professional with over 23 years of experience focused in the financial and mortgage industry. At ELMS, he manages the direction and architecture of technology solutions along with project management and building solutions to meet the specific needs of our clients.
Prior to ELMS, Greg served as the COO and CIO of Lydian Data Services and managed the network infrastructure, data center operations, business continuity planning, technology compliance audits, and support services. In over 10 years at Lydian, he managed the implementation of proprietary business applications, support for clients and internal operations, call center operations for outsourced mortgage processing services, and the technology and operations of document imaging systems. As an integral partner in this fast growing organization, he was responsible for establishing and managing the Project Management Office and the implementation of its Information Technology Risk Management Program.
Prior to Lydian, Greg worked at Ocwen Financial Corporation in an application development and operations role where he established platforms for the management of mortgage loan acquisitions and operations to support the servicing of those portfolios.
Tracy Thayer, Claims Compliance Manager
Tracy is a mortgage industry professional with over 17 years of experience with a focus on mortgage default. As ELMS’ Compliance Manager, Tracy is responsible for providing leadership to the Claims Department, overseeing Client Relations, Quality Control, Loss Analysis and adherence to all agency and client guidelines. In this period of sweeping regulatory changes, Tracy ensures that the claims staff remains up to date on industry changes as they pertain to default claims processing.
Prior to joining ELMS, Ms. Thayer was the Compliance Manager responsible for foreclosure, bankruptcy and evictions for the Kansas City based law firm Martin, Leigh, Laws & Fritzlen, P.C. Tracy provided her expertise in the management of policies and procedures, training, quality assurance and process optimization. Prior to her role as Compliance Manager, Tracy managed the Foreclosure Department and was responsible for ensuring foreclosures were completed accurately and timely for some of the industry’s largest servicers. She played an integral role in the implementation of the firm’s case management system.
Prior to Martin, Leigh, Laws & Fritzlen, Tracy supervised the Foreclosure Claims Department for the mortgage servicing operation, Charles F. Curry Company.
Ms. Thayer holds both an A.A. in Liberal Arts and an ABA approved Paralegal Certificate from Johnson County Community College, Overland Park, Kansas.
Kris Bergman, Claims Operations Manager
Kris Bergman is an Operations Manager professional with over 24 years of experience in the mortgage and consumer finance industry. As ELMS’ Claims Operations Manager, Kris is responsible for providing leadership to ELMS Foreclosure Claims operations including Claims Submission, Post-Sale and Pre-Sale Claim Services, Loss Analysis, Investor Audit Assistance and Claim Denial or Rescission Rebuttal
Prior to his time with ELMS, Kris served as the Default Manager for NovaStar Mortgage where he managed the Loss Mitigation and Pre-Foreclosure departments. Through process analysis and implementation of several process improvement strategies, Kris was able to reduce compliance complaints by 22% and improve department performance and efficiency by 12%. Previously Kris also worked at Servicelink where he managed short sale negotiations for a third party client. He streamlined the short sale negotiations process which resulted in a 15% improvement in performance.
Kris is a graduate of Western Illinois University with a B.A. in Business Management. He also obtained his Paralegal Certificate from the University of Missouri at Kansas City.
